Selling a single family home on Meadows, a busier residential street in East Manhattan Beach. After remodeling approximately 10 years previously, the sellers were relocated out of state and had rented the property since that time.

The home consisted of 3 bedrooms 2 baths , it was remodeled but was a little dated:

  • Black kitchen sink
  • Craftsman lighting
  • Shiny red-toned hardwood floors.

The goal was to make the property show its best, spending the least amount of money, and netting the seller top dollar.

After viewing the property and countless conversations with the seller, the plan of action was confirmed. Tenant to vacate and property to remain vacant. Sellers hate losing rental income however, the money gained by having the property vacant, doing suggested repairs, along with easy access for showings, always nets the seller more than double any potential rental loss.

We obtained bids for cleaning, painting, gardening and handyman services while the tenant was still in the property. The moment the tenant moved, the work began. All work was completed in less than a week and then it was time to stage.
The Susan and Alli Team have many items on hand for staging, but this property needed a few extra pieces. The home required the right furniture and rugs to go on those floors. We negotiated with our furniture company for minimal pieces; just enough to show property to it’s best advantage.

Then Susan and Alli did what they do best and the home was staged with designer pillows, stunning quilts and pictures, everything from outdoor umbrellas to lovely accessories with pops of color throughout. Not cluttered but beautifully memorable.






Result: 7 Offers, Sold $125,000 OVER the Listing Price, All Cash, No Repairs, 15 day escrow . . . 20 days total from listing date to close of escrow.

Selling a single family home on Magnolia in Manhattan Beach.  The property has been owner occupied for years, but rented the past year while owner tried living in a new area. Seller purchased the property from a FSBO (for sale by owner) and thought he might not need a Realtor to sell. 

Challenge: Explain the benefits of listing with a Realtor and how Alli and I would NET the sellers Top Dollar and way more money than they could potentially save on commission. We discussed the benefits of Alli and I handling every aspect of the sale.  This was of particular importance since the sellers lived 2 hours away from property.

The one-level home sat on a fabulous oversized corner lot with a stunning large yard on a wonderful street. The open floor plan featured 3 bedrooms 2 baths . . . remodeled, but was a little dated:  Granite tile kitchen counters, average appliances, rooms painted different colors, older bathrooms and original hardwood floors in one area of the house and worn ‘70’s hardwood floors in the family room with dark pegs.  The goal was to make the property show its best, spending the least amount of money, and netting the Seller top dollar.

After viewing the property and countless conversations with the Seller, the plan of action was confirmed:  Refinish hardwood floors, paint entire interior, replace light fixtures (Susan and Alli would obtain), have property cleaned, have windows cleaned, refresh garden and stage.

As soon as the tenant vacated, we obtained bids for painting, refinishing floors, etc.,  meeting all vendors.  The moment the seller agreed, the work began.  All work was completed in less than 2 weeks.

Then, Susan and Alli did what they do best and they staged the home with their own designer furniture, pillows, pictures and accessories . . . everything from sofas and rugs to lovely accessories with pops of color throughout.  Not cluttered . . . just  enough to make the property beautifully memorable. 

The Result:  5 Offers in 5 days.  After countering 5 offers and negotiating, the property ultimately sold for $125,000 OVER the Listing Price, All Cash, with a 14 day escrow.  Sellers were beyond thrilled.  They admitted that if they were representing themselves, or without us, they would have accepted the first offer and left more than $50,000 on the table. Very Happy Sellers!
